Loan
Portfolio and blanket loans for landlords with many doors
Managing a separate mortgage for every rental means a separate maturity date, servicer and escrow for each. Portfolio financing can bring several properties under one loan, or line them up as a coordinated set, so the debt is as organized as the operation.
Who this fits
- Landlords with several single-family or small multifamily rentals
- Investors whose properties are spread across more than one state
- Owners consolidating bridge loans from a renovation program
- Entities that want one closing, one payment and one point of contact
Blanket loan or a set of individual loans?
A blanket loan uses one note secured by multiple properties. It simplifies payments, but selling one property usually requires a partial release, often at a set release price. Individual DSCR loans keep each property independent, which can make selling or refinancing one asset easier, at the cost of more paperwork.
Neither is universally better. The right answer depends on how long you plan to hold, whether you expect to sell individual properties, and how evenly the rents cover each payment.
How lenders look at a portfolio
- Aggregate coverage across the whole portfolio, and sometimes property-by-property minimums
- Geographic spread and property type mix
- Condition and value of each property, usually through individual appraisals or valuations
- Your track record managing rental property
- Entity structure and guarantor strength

Questions
Common questions
How many properties do I need for a portfolio loan?
Minimums vary by wholesale lender. Some programs start with a handful of properties; others are built for larger rent rolls. Share your list and we will tell you which structures apply.
Can I sell one property out of a blanket loan?
Usually, through a partial release clause. The release price and conditions are negotiated up front, so we review them carefully before you commit.
Do all properties need to be in the same state?
Not necessarily. Some programs lend across multiple states, subject to licensing and the lender’s footprint.
