Interest-only DSCR loans: lower early payments, with eyes open
Some DSCR programs offer an initial interest-only period. The payment covers interest but not principal, which lowers the monthly obligation and can lift the coverage ratio. It is a tool for cash flow, not a free lunch.
Who this fits
- Investors whose rent is close to the payment and need coverage headroom
- Landlords prioritizing cash flow to fund improvements or acquisitions
- Owners planning to sell or refinance again within the interest-only window
How interest-only changes DSCR
Because no principal is paid during the interest-only period, the monthly payment is lower and the ratio of rent to payment is higher. Some lenders qualify the loan on the interest-only payment; others qualify on the fully amortizing payment. That single rule can decide whether a file works.
The trade-offs
- Your balance does not fall during the interest-only period, so equity grows only through appreciation
- The payment rises when amortization begins, sometimes noticeably
- Some programs reduce maximum leverage when interest-only is selected
- If you plan to hold long term, the total interest paid over the life of the loan is higher

Questions
Common questions
How long does the interest-only period last?
Period lengths vary by program. We will show the options available for your scenario and what the payment does afterward.
Can I pay principal during the interest-only period?
Many loans allow extra principal payments, but check the prepayment terms first; some structures treat large principal reductions as a prepayment.
Does interest-only help me qualify?
It can, when the lender qualifies on the interest-only payment. It does not help if the program qualifies on the fully amortizing payment.
