Debt service coverage ratio

—

To calculate, add: monthly rent, loan amount, interest rate.

How to read the result

The debt service coverage ratio is gross monthly rent divided by the full monthly payment: principal and interest, plus taxes, insurance and association dues (PITIA). At 1.00, rent exactly covers the payment. Above 1.00, rent exceeds it. Below 1.00, the property needs money from elsewhere each month.

Each wholesale lender sets its own minimum ratio and its own rules for which rent figure counts. Some use the lease; some use the appraiser’s market rent; some use the lower of the two. Short-term rentals are often measured differently again. Use this tool to see where you stand and which levers matter, then let a broker compare actual programs.

Levers worth testing

  • Lower the loan amount in steps to see where coverage strengthens.
  • Switch the amortization term, or toggle an interest-only period.
  • Update the insurance premium with a real landlord-policy quote.
  • Compare the payment you would have on a rate-and-term versus a cash-out amount.
