Rental debt, restructured
Refinance the rental around the rent it earns.
Rate-and-term DSCR refinances and hard money exits for landlords who want steadier, longer-term debt on investment property. We are a licensed mortgage broker: we shop your refinance across wholesale lenders and explain the trade-offs calmly.
Why landlords call us
Debt that fits the building, not the other way around.
Most rental portfolios are financed one deal at a time. We help you step back and put each property on a loan built to be held.
Structure before price
We start with what the loan needs to do: retire a bridge, end a balloon, fix a payment, or move into an LLC. Then we look for programs that do it well.
Many lenders, one conversation
As a broker, we arrange and shop financing from wholesale lenders, so one file can be compared across programs that read rent, seasoning and prepayment differently.
Plain numbers, early
You see the coverage ratio, the payoff math and the prepayment trade-offs before an appraisal is ordered, not after.

We run the coverage math

We compare programs

You decide, then we close
Appraisal, title and underwriting on a timeline that respects your maturity date.

The moments landlords restructure
A maturing bridge loan. A balloon on the calendar. A portfolio with a dozen different lenders. A short-term rental with income that a lease cannot show. Start from the situation you are in.
Refinance out of hard money
Hard money gets a property bought and renovated.
Read the scenario →Rate-and-term DSCR refinance
A rate-and-term refinance replaces your existing rental mortgage with a new one for roughly the same balance.
Read the scenario →Refinance a portfolio
Portfolios grow one deal at a time, so the debt usually ends up scattered: different lenders, maturities and structures.
Read the scenario →Refinance a short-term rental
Short-term rentals do not have a twelve-month lease to point to, so lenders need another way to measure rent.

FAQ
Quick answers
Is DSCR Refinance a lender?
No. DSCR Refinance is a brand of Loan Daddy LLC, a licensed mortgage broker (NMLS #2827624). We arrange and shop business-purpose financing from wholesale lenders. The lender you choose makes the credit decision and provides the loan.
What kinds of properties do you help refinance?
Non-owner-occupied investment property held for business purposes: single-family rentals, 2-4 unit buildings, small apartment buildings, condos and townhomes held as rentals, short-term rentals and some mixed-use properties, subject to each lender’s program rules.
Can you help with my primary residence or second home?
No. We only arrange business-purpose loans for investment property that you and your family will not live in. We do not arrange loans for primary residences, personal second homes or any personal, family or household purpose.
What is a DSCR loan?
A debt service coverage ratio loan qualifies primarily on whether the property’s rent covers its monthly payment of principal, interest, taxes, insurance and association dues, rather than on your personal income and debt-to-income ratio.
