Cash-out DSCR refinance: pull equity from a rental without selling it

When a rental has gained value or you have paid the loan down, a cash-out refinance replaces the existing mortgage with a larger one and returns the difference to you for business use: the next acquisition, renovations, or reserves.

Who this fits

  • Investors who bought or renovated and want capital back for the next property
  • Landlords funding capital improvements across a portfolio
  • Owners consolidating several smaller notes into one payment
  • Investors building reserves to steady a growing portfolio

The balancing act: leverage versus coverage

Every extra dollar of cash out raises the monthly payment and lowers DSCR. The maximum you can borrow is usually the smaller of two limits: the lender’s loan-to-value cap for cash-out, and the loan amount at which the rent still covers the payment by the required margin.

Running both numbers first keeps the conversation honest. Sometimes a slightly smaller cash-out amount moves the file into a stronger coverage band with more lender options.

Seasoning and ownership history

Many lenders look at how long you have owned the property before they will lend against a new, higher appraised value. Rules differ: some measure from the purchase date, some from when title transferred, and some treat documented renovation costs differently. We sort this out before an appraisal is ordered.

Use of proceeds

  • Proceeds must be used for business purposes tied to your investment activity
  • Expect lenders to ask you to sign a business-purpose and occupancy statement
  • Cash-out is not available on property you or your family occupy

We are a mortgage broker. We arrange and shop financing from wholesale lenders; we do not lend our own money. Business-purpose loans on non-owner-occupied investment property only.

How it works

Four steps, no surprises

  1. Estimate value

We start with a realistic value range, because leverage limits are set against the appraisal.

  2. Test the ratio

A bigger loan means a bigger payment. We check that DSCR still clears lender minimums at your target amount.

  3. Compare programs

Cash-out limits, seasoning rules and prepayment terms vary widely between wholesale lenders.

  4. Close and deploy

Funds are disbursed at closing for business purposes, per the lender’s terms.

Questions

Common questions

How much cash can I take out?

It depends on the appraised value, the lender’s cash-out loan-to-value limit, your credit profile and whether the rent still covers the larger payment. We calculate both limits before recommending a program.

Is cash-out a better choice than rate-and-term?

Not automatically. Cash-out programs often carry tighter leverage limits and different pricing. If you do not need capital, a rate-and-term refinance may produce a stronger result.

Can I cash out a property I just finished renovating?

Often, yes, but seasoning rules apply. Bring your purchase date, renovation scope and costs so we can match you with programs that treat recent improvements fairly.
